CONSTRUCTION ON THE 43-UNIT COMPLEX WRAPPED UP THIS MONTH
Urbandale, IA — TWG (www.twgdev.com), a real estate development company specializing in commercial, market rate, affordable and senior housing developments, today announces the completion of Lillis Lofts, a new affordable multi-family housing complex in Urbandale, Iowa.
The $10 million property will be located at 6313 Douglas Ave. and spans 1.25 acres. Construction of the property began in Fall 2020, and apartments are now available for lease. The three-story building features top-tier amenities such as a playground, business center, community room and fitness room. Floor plans include one- and two-bedroom apartment options.
TWG partnered with Dream Catcher, a local Des Moines nonprofit that helps build housing for low-income individuals and those with disabilities, to bring this project to life. The Polk County Housing Trust Fund (PCHTF) contributed funds to the project, and was awarded tax credits through the Iowa Finance Authority (IFA). TWG also partnered with local architecture firm ID8 Architects for the design of the community.
DREAM CATCHER IS EXCITED TO SEE LILLIS LOFTS COMPLETED AND PROUD TO HAVE PLAYED A PART, ALONG WITH TWG AND THE OTHER PARTNERS, IN ADDING ANOTHER HIGH QUALITY HOUSING CHOICE TO THE URBANDALE COMMUNITY,” SAID JOE O’HERN, PRESIDENT OF DREAM CATCHER.
The development of Lillis Lofts would not be possible without the support of the City of Urbandale, who has made it a priority to bring more affordable housing options to the local community. The apartment building will remain an affordable housing option for at least the next 15 years.
AFFORDABLE HOUSING IS A HIGH PRIORITY FOR THE CITY COUNCIL AND WE’RE PROUD TO HAVE A NEW DEVELOPMENT IN URBANDALE,” SAID MAYOR BOB ANDEWEG. “BUILDING AND PRESERVING AFFORDABLE HOUSING NEAR JOBS, TRANSIT, AND SERVICES IS KEY TO ENSURING THAT ALL CENTRAL IOWANS HAVE ACCESS TO SAFE, STABLE, AND AFFORDABLE HOUSING OPTIONS NOW AND IN GENERATIONS TO COME.
Lillis Lofts marks the first affordable housing project in Urbandale in over 20 years, and provides an affordable option in the greater Des Moines area, with units available for tenants earning between 30% and 60% of the area median income (AMI), in addition to market rate units.
THIS PROJECT WAS A COLLABORATIVE EFFORT, AND WOULD NOT HAVE BEEN POSSIBLE WITHOUT SUPPORT FROM THE CITY OF URBANDALE AND MERLE HAY MALL,” SAID TWG DEVELOPMENT ANALYST GRAHAM PARR. “BY WORKING CLOSELY WITH DREAM CATCHER, WE WERE ABLE TO CREATE A GREAT AFFORDABLE DEVELOPMENT FOR THIS COMMUNITY.
