Completed in 2012, 1010 Central is an 86 unit, urban multifamily redevelopment. The project combines the historic renovation of a warehouse built in 1895 into 50 apartments, and the new construction of a 36 unit apartment building. The community offers residents a community room, workout facility, and movie theatre in addition to surface parking.


333 Penn Apartments

Recently completed, 333 Penn is a 78 unit, 10 story luxury redevelopment project in downtown Indianapolis with commercial space on the first floor. Construction on the historic building started in 1913, and was completed in 1929. Formerly known as the Architects and Builders Building, the building has a rich history and has been the site for many different businesses over the years. TWG Development, LLC acquired the building in 2012 when a majority of the space was sitting vacant. 333 Penn offers tenants unique, modern apartments that feature original terrazzo floors.


707 North Apartments

TWG Development, LLC acquired the 707 North Apartments building after the building sat vacant for two years. A failed condominium project, the building was an eyesore to the Lockerbie neighborhood. The building now holds 40 apartments, and the 8th floor is commercial office space. The building offers tenants spacious apartments with great views of downtown Indianapolis, and two floors of indoor parking.


800 North Capitol Apartments

800 North Capitol is the renovation of the historic Kahn Tailoring Company building built in 1913 into 111 luxury apartments. Most recently the building was home to Litho Press, a major printing operation. After Litho Press moved their operations the building sat vacant for many years. By acquiring the building, TWG Development, LLC is removing an eyesore from downtown Indianapolis and adding 110 households to the neighborhood. When complete the community will have both market rate and tax credit units. 800 North Capitol will offer tenants a roof deck, community room, and surface parking. The community is walking distance from IUPUI's campus and the Indianapolis Central business district.

Brownstone Apartments is a 95 unit affordable housing development. The community combines 1 building on Meridian Street, and 3 buildings on Pennsylvania Street in downtown Indianapolis. TWG Development, LLC acquired the property, applied for tax credits, and after receiving the tax credit award completely renovated all of the units. Tenants now experience increased building security, updated apartments, and can enjoy the addition of a clubhouse with a community room and new laundry facility.

Canal Gardens Apartments is a 26 unit newly constructed apartment community in downtown Indianapolis. TWG Development, LLC was sought out by JMK Development, LLC to consult on this project due to our experience in the real estate development and tax credit fields.

Constitution Gardens was TWG Development, LLC’s first real estate development project. The project was a joint venture with Pioneer Development Services, Inc. This development brought back to life an abandoned apartment complex built in the 1940’s, completely renovating the four buildings into 72 units of high quality affordable housing. The community has a large amount of green space which houses a community garden, and a picnic pavilion with grills and a playground.

TWG Development, LLC was recommended to Oasis Christian Community Development Corporation to consult on the development process. Together, TWG Development and Oasis CDC worked together to fulfill the need for quality senior housing on the East side of Indianapolis.

TWG Development, LLC was chosen to co-develop the Illinois Place site by the Indianapolis Children’s Museum. Formerly the site of Winona Hospital, the development of Illinois Place will be a catalyst for neighborhood revitalization. The 50 unit project is creating jobs for the community, and will also bring new, high quality affordable housing to the neighborhood.

TWG Development, LLC was chosen to be a development consultant by the John H. Boner Center for the Jefferson Apartments development. Jefferson apartments combined the renovation of an existing building and a newly constructed addition to create an 18 unit affordable housing development. The development also included two for sale condominiums that were sold to residents of the Eastside community. Jefferson Apartments was this first Home Ownership Incubator in Indianapolis. Through this program the John H. Boner Center offers residents full services to propel them into homeownership. These services range from credit counseling to home maintenance and repair classes.

TWG Development, LLC was chosen by the City of Indianapolis to acquire & redevelop the site for The Point on Fall Creek. The former site of Keystone Towers, the brand new 59 unit apartment community is bringing quality affordable housing and neighborhood revitalization to the Northeast side of Indianapolis. TWG Development, LLC plans to start construction on Phase II of the project in November 2013.

After working together on Staughton Senior, BWI has gone on to apply for, and develop tax credit projects.

Stetson Senior Apartments is a senior apartment community located at the intersection of Fall Creek Parkway and College Avenue in the Mapleton Fall Creek Neighborhood of Indianapolis. The community includes the rehabilitation of an existing school building and the new construction of one building to provide 47-units of senior housing. Rehabilitating the vacant school building and adding quality senior housing to the community aided in the revitalization of the Mapleton Fall Creek neighborhood.

TWG Development, LLC was chosen to be the development consultant for YOUnity Village by Mental Health America of Vigo County (MHA). YOUnity Village is a 30-unit project that provides subsidized, supported living opportunities for people with mental illness in the Terre Haute, Indiana area. The one-bedroom apartments provide all the comforts of independent living with the support of a close-knit community. Eligible applicants are those who have a documented severe and persistent mental illness and meet low income guidelines.

Chapelgate Senior Apartments is a 35 unit affordable senior community in West Lafayette, IN. The development brought much needed affordable senior housing to the West Lafayette area. The community offers tenants a community room, billiards room and a library/business area with internet access. Limited, secure access points into the building offer the seniors living at Chapelgate increased safety. The property also boasts a small lake and gazebo for tenants to enjoy, and there is a bus stop immediately adjacent to the apartments making travel to nearby restaurants and shops convenient.

Merici Village is a 20 unit development located on historic Lawton Loop at the former
Fort Harrison in Lawrence, Indiana. The rehabilitation of one of the barracks buildings will house the units.
All of the units will be set-aside for adults with developmental disabilities, and a manager will live onsite to ensure the safety and well-being of all tenants. Merici Village will bring developmentally disabled
residents of Marion County high quality, affordable housing in a beautiful setting. Affordable Midwest
Housing Corporation will own the development and engaged TWG Development, LLC as a development
consultant. The Village of Merici, a non-profit organization, will provide all of the services to the tenants.

TWG Development, LLC worked with the Mapleton Fall Creek Development Corporation on the Mapleton Properties project. Located in the Mapleton Fall Creek neighborhood, the project was a scattered site rehabilitation of fifty units. The rehabilitated houses brought quality affordable to Mapleton Fall Creek, and by doing so aided in the revitalization of the neighborhood.

Fall Creek View is the second phase of the redevelopment of the former Keystone Towers site. Fall Creek View is a 50 unit, new construction project that will address the pressing need for new, high quality housing for homeless veterans. All units will be low income and targeted towards homeless veterans of Marion County. Partners in Housing Development Corporation will apply for and utilize Shelter+Care vouchers from the City of Indianapolis. Partners in Housing Development Corporation will manage the project and provide services.

The Penn Street Towers development is the revitalization of a 15-story downtown Indianapolis landmark. Currently known as the Consolidated building, the development will rehabilitate the historic building built in 1909 that has been vacant for almost 20 years. Inside the historic building will be 98 modern apartments designed to highlight the historic features of the building including high ceilings and exposed columns. When complete, the development will have both market rate units and units rented at the 60% AMI level, and commercial retail space on the first floor.

Pulliam Square Phase I is a 145 unit luxury apartment and townhouse development in downtown Indianapolis. This project is the first phase of the redevelopment of the Indianapolis Star site. The project will have 16,578 square feet of retail space on the first floor, a dog park, garage parking for tenants and includes the redesign of Talbot Street into a pedestrian walkway.

The Lawrence Senior Apartments development is located in the historic Lawrence Senior High School on E. 46th Street in Lawrence, IN. The school building, built in the 1920's, is on the Indiana State Register of historic places. There will be 60 units of senior housing within the development, and the project will offer tenants the use of a community room, a library/business center and a large exercise room. In the surrounding area tenants can enjoy the nearby State park, the YMCA located at Fort Harrison, and the newly constructed Ivy Tech campus.
